What can you expect from the Spanish real estate market in 2017?

The increase in house prices is expected to be 2%. Construction will not once again be one of the engines of Spanish economic growth in the short term.

2016 has been a pretty good year for the Spanish real estate sector. After years of economic recession, the market has undoubtedly regained its pulse. We are still far from the figures that were reached during the real estate boom, a trend that all experts point out should not be attempted to return. In this post we present the main trends for 2017.

The real estate sector chains 2 years with data that invite optimism. And the fact is that 2016 did not aim to be an easy year. The uncertainty in the political scenario seemed to glimpse clouds for the sector that, however, have not been fulfilled. For another year, record figures have been reached, touching the 14,000 million euros in investment.

Although the end of 2016 invites optimism, all experts agree that in 2017 will continue the recovery of the sector, which will remain slow in a smooth and long expansion cycle.

It is expected to reach 500,000 operations during 2017.

The data extracted from the monthly statistics of the INE, as well as from the various consultancies, or the Registrar's College, among others, indicate that it is foreseeable that both prices and trading operations will continue to increase. In addition, the improvement will continue to be noticeable more in large cities and tourist centers such as the Costa del Sol, the Costa Cálida, or the Balearic and Canary Islands.

However, it is possible that the sector will also start to become more dynamic in the interior areas where prices have not yet been noticed. If this happens, it will help the investment in housing continue to increase, as will the return on investment for all those who dare with these operations.

Foreign investment does not decline, despite Brexit.

Buying a property in Spain is still a very valid option for foreign investors. During the first nine months of 2016, foreigners have spent 8,446 million on housing sales. A figure that represents 19.4% of the total turnover of the real estate market, the highest percentage of the historical series.

This number of transactions, according to data from the Ministry of Development, shows how foreign investment in Spanish brick has been up five years in a row. This trend is expected to continue in 2017, despite the negative effects on the housing market that Brexit may have.
